For Buyers:

You have more room to negotiate—more homes, less competition, more time.
Be ready: moving quickly on good homes still matters, because the best deals still go fast.
Get pre-approved now if you haven’t—it gives you leverage when you find something you like.

For Sellers:

Pricing matters more than ever. If you come in too high, your home may sit longer or need price reductions.
Presentation and marketing are key. Showing well, being flexible on terms—or offering incentives—can make your home more attractive.
Be realistic about timeline: in some cases, it may take a little longer to close, so plan accordingly.

🔮 What I’m Watching Going Forward

Will inventory continue to edge above that 6-month “balanced market” level? If it does, buyer leverage might increase further.
Whether interest rates will fall (or keep rising), as that can shift what buyers can afford.
What happens with new construction/new listings. If a lot more supply comes online, pressure could increase on pricing and seller terms.
How local job growth, migration, and infrastructure investment (roads, amenities, schools) impact demand in different neighborhoods.
